The Revenue Service of the Ministry of Finance of Georgia clarifies that an amendment to the Tax Code of Georgia entered into force on 1 October 2026. The amendment applies to property tax which is subject to declaration in 2026 in accordance with the applicable legislation.
"Please note that the deadline for filing the relevant property tax return is 2 November 2026 inclusive (as 1 November is a non-working day).
The annual income threshold for the property tax exemption available to individuals has been increased from GEL 40 000 to GEL 100 000. As a result, approximately 81 000 families with annual income not exceeding GEL 100 000 will no longer be liable for property tax, except in respect of land.
It is important to note that individuals whose family income did not exceed GEL 100 000 in 2025 will no longer be required to submit a declaration to the tax authority for taxable property (excluding land) or pay the corresponding property tax. Furthermore, under the amendment, individuals whose total family income in the previous reporting year was between GEL 40 000 and GEL 100 000 are no longer required to submit a so-called "zero return" in 2026 for property other than land.
Please note that if your total family income in 2025 exceeded GEL 100 000 and you or your family members own taxable property in Georgia, you are required to submit an annual individual property tax return and pay the corresponding tax. This obligation also applies if you or your family members own taxable land, regardless of the amount of your family income.
We further clarify that if an individual submitted an individual property tax return for 2025 and the declared information remains unchanged, the tax authority will automatically assess property tax for the current year, 2026. The taxpayer must pay the tax due, calculated on the basis of the previous reporting year`s data, no later than 16 November (as 15 November is a non-working day).
